Building Spotlight: York Condos in Downtown Markham

Drive south on Warden Avenue from Highway 7 and the first thing that greets you at Enterprise Boulevard is York Condos, the community that marks the western entrance to Downtown Markham. Built by The Remington Group, it groups three residential buildings around a raised, landscaped courtyard, with a Viva rapid transit station right at the corner. It is a building we are often asked about by first-time buyers and by people moving from a larger house, so here is our overview.

Location

York Condos sits on the corner of Warden Avenue and Enterprise Boulevard, inside the master-planned Downtown Markham community south of Highway 7 between Warden Avenue and Kennedy Road. Building directories list its residential addresses as 8, 10 and 18 Rouge Valley Drive West, and vehicle access to the site is from Upper Duke Crescent.

The location is about as close to the Highway 7 and Warden corridor as Downtown Markham gets. To the north lies parkland along the Rouge River valley, and the restaurants, cinema and shops along Enterprise Boulevard are a short walk east.

Developer and Building Background

The Remington Group, the master developer of Downtown Markham, served as both owner and general contractor. The architecture and interior design came from Quadrangle (now part of BDP Quadrangle), which described the project as a gateway building and a "vertical village" with varied facades. The three buildings rise to different heights: the tallest stands at the main intersection and the lowest steps down toward the park.

Parking is split between one underground level and an above-grade structure that the residential buildings wrap around, which keeps it out of view from the street. A small amount of retail occupies the ground floor. The project has been recognized with a 2021 Markham Design Excellence Award and a 2022 ARIDO award. Sources give slightly different completion dates, but this is an established, recently built community where residents have been living for several years, so buyers can tour actual suites and review a status certificate before committing.

Building Amenities

Based on the developer, architect and building directory information we reviewed, residents have access to:

  • A rooftop courtyard above the parking structure, with an outdoor pool and views north toward the Rouge Valley parkland

  • Indoor amenity space connecting the two larger buildings on Enterprise Boulevard

  • A café lounge at the Warden and Enterprise corner

  • Fitness centre

  • Party room

  • Concierge service

  • Guest suites

  • Visitor parking

Amenity hours and booking rules are set by the condominium corporation and can change, so we recommend confirming current details during a viewing.

Transit and Getting Around

Transit is a standout here. The Warden/Enterprise Viva station sits at the building's corner and is served by the Viva Purple, Pink and Green lines along with local York Region Transit routes. Unionville GO Station on the Stouffville line is also nearby for trips into downtown Toronto.

Drivers are close to Highway 7, Highway 407 and Highway 404, making it easy to get around the GTA for work, errands or a trip to the airport.

Shopping, Dining and Recreation

Cineplex Cinemas Markham and VIP on Enterprise Boulevard, which opened in 2015, is a short walk away, surrounded by a growing mix of restaurants and cafés. Historic Main Street Unionville, with its boutiques and patios, is a quick drive north.

For recreation, the Markham Pan Am Centre at 16 Main Street Unionville offers a 50-metre pool, a large multi-court gymnasium and a two-level fitness centre. Downtown Markham sets aside 72 acres as a natural reserve along the Rouge River, and in August 2026 its streets hosted the inaugural IndyCar race on the Markham Street Circuit.

Schools and Education Nearby

  • Unionville High School, 201 Town Centre Boulevard, Markham (home of the Arts Unionville program)

  • Bill Crothers Secondary School, 44 Main Street, Unionville

  • York University Markham Campus, University Boulevard, Downtown Markham

School attendance boundaries change from time to time, so please confirm the designated schools for any specific address directly with the York Region District School Board (YRDSB) or the York Catholic District School Board (YCDSB).

Typical Suite Types

York Condos offers a broad range of layouts, from studios and one-bedroom suites through one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den plans, up to three-bedroom and three-bedroom-plus-den suites. Building directory data puts suite sizes from roughly 400 square feet to just under 1,500 square feet, with two-bedroom and one-bedroom-plus-den layouts among the most common. Exposure, view, parking and locker inclusions vary from suite to suite, so careful comparison pays off.

For First-Time Buyers and Downsizers

For first-time buyers, the studio and one-bedroom options offer an entry point into a newer Downtown Markham building, and the established status means you can see the finished product and review the corporation's records before buying. Having a rapid transit station at the corner can also make it easier to manage daily life with less reliance on a car.

For people moving from a larger house, the two-bedroom-plus-den and three-bedroom layouts leave room for a home office or a guest room and some of your favourite furniture. Concierge service and guest suites add convenience when friends and relatives visit, and the rooftop courtyard and pool offer outdoor space without the yard work. Confirm parking and locker details for each suite, since storage needs are often top of mind when leaving a house.

Who York Condos Suits

  • Commuters who want Viva rapid transit at the door and GO service nearby

  • Drivers who need quick access to Highways 404, 407 and 7

  • Buyers who want a newer building with an outdoor rooftop pool and courtyard

  • People who value walking to a cinema, restaurants and parkland

  • Investors interested in a transit-connected location near York University's Markham Campus
