Building Spotlight: EKO 3 Condos at Clegg Road in Markham Centre
A few steps south of Highway 7 in Markham Centre, EKO 3 is a mid-rise condominium at 30 and 32 Clegg Road, part of the same Liberty-built family as the EKO towers on South Town Centre Boulevard. With a full amenity package, plenty of one-bedroom-plus-den and two-bedroom layouts, and the Civic Centre and Viva rapid transit close by, it is a building we are often asked about by first-time buyers and by people moving from a larger house. Here is our overview.
Location
EKO 3 sits on Clegg Road near South Town Centre Boulevard, inside the cluster of established condos just south of Highway 7 between Warden Avenue and Kennedy Road. Some listing sites refer to it as EKO II, but it is the building at 30 and 32 Clegg Road, separate from the original EKO at 55 and 75 South Town Centre Boulevard.
The location puts Markham's civic core right across the street. The Markham Civic Centre, with its reflecting pond and winter skating, and the Flato Markham Theatre on Town Centre Boulevard are a short walk north, while the Highway 7 and Warden corridor and Downtown Markham are only minutes away.
Developer and Building Background
EKO 3 was developed by Liberty Development Corporation, the builder behind the neighbouring EKO buildings, and building records consistently list its completion in 2008. It is a 10-storey building, giving it a quieter scale than the high-rise towers along Highway 7.
As an established resale building, EKO 3 lets buyers walk through real suites, see how the common areas have been maintained, and have a lawyer review the status certificate and reserve fund before committing. Because the building was first occupied before November 2018, rented units fall under Ontario's annual rent increase guideline, something investors will want to factor into their plans.
Building Amenities
Based on the building information we reviewed, residents have access to:
Concierge and on-site security
Indoor swimming pool and sauna
Fitness centre
Party and meeting rooms
Guest suites for visiting friends and relatives
Underground parking and visitor parking
Building directories also note pet restrictions, and amenity hours and rules are set by the condominium corporation, so we always recommend confirming current details during a viewing.
Transit and Getting Around
York Region Transit's Town Centre Viva station on Highway 7 is a short walk away, giving access to Viva rapid transit east and west across Markham and toward Richmond Hill, and a local bus stop at Clegg Road and South Town Centre Boulevard is right by the building. Unionville GO Station on the Stouffville line is a short drive or bus ride east for trips into Toronto.
For drivers, Highway 7 is at the doorstep, and Highways 404 and 407 are close by for commutes across the GTA.
Shopping, Dining and Recreation
Daily errands are easy here. Markham Town Square and Liberty Square are nearby for groceries, pharmacy needs, banking and casual dining, First Markham Place is a short trip west along Highway 7, and CF Markville is a quick drive away.
For time outdoors, Thomas McQuay Park, with its splash pad, and George Coathup Park are part of the surrounding neighbourhood. Historic Main Street Unionville and the trails around Toogood Pond are a short drive north.
Schools and Education Nearby
Unionville High School (YRDSB), 201 Town Centre Boulevard, home of the Arts Unionville program
Coledale Public School (YRDSB), Coledale Road
St. Justin Martyr Catholic Elementary School (YCDSB), 140 Hollingham Road
School attendance boundaries change from time to time, so we always suggest confirming the designated schools for any specific address directly with the York Region District School Board (YRDSB) or the York Catholic District School Board (YCDSB).
Typical Suite Types
One-bedroom-plus-den suites make up the largest share of the building, alongside one-bedroom, two-bedroom and two-bedroom-plus-den layouts, with only a handful of studios and three-bedroom units. Suites range from roughly 435 to about 1,340 square feet. Many listings include underground parking, and some include a locker, while heat and water are covered in the maintenance fees according to the building information we reviewed. Size, exposure, view, and parking or locker inclusions vary from suite to suite, so it pays to compare carefully.
For First-Time Buyers and Downsizers
For first-time buyers, EKO 3's one-bedroom and one-plus-den suites offer an approachable entry point in an established building, and the den is a practical spot for a home office. A pool, gym and concierge on site, plus Viva rapid transit within walking distance, can help keep both lifestyle and commuting costs in check.
For homeowners moving from a larger house, the two-bedroom and two-plus-den layouts at the upper end of the size range leave room for furniture and a guest or hobby space, while on-site guest suites help when visitors come to stay. Elevator access, underground parking, concierge service and shops and services just around the corner make it easier to trade lawn care and snow shovelling for a lower-maintenance lifestyle.
