Building Spotlight: UnionCity Condos by Metropia in Markham Centre
UnionCity is one of the largest new condo communities taking shape in Markham Centre. Built by Metropia on the north side of Enterprise Boulevard, right beside Unionville GO Station and York University's Markham Campus, the first phase is a trio of high-rise towers that are now well into construction. If you are weighing a pre-construction assignment, planning ahead for a resale once the towers register, or just trying to understand what is rising along the Stouffville GO line, here is our overview.
Location
UnionCity sits on Enterprise Boulevard near University Boulevard, between Birchmount Road and Kennedy Road, with addresses on University Boulevard. The site is in Markham Centre, just east of the rail corridor that separates it from the Downtown Markham community, and a short drive from Highway 7 and Warden Avenue. Metropia describes the overall property as a roughly 12-acre site planned for up to 11 condo and office buildings over time, with a second cluster of towers, UnionCity South, proposed across Enterprise Boulevard.
Developer and Building Background
Metropia is a Toronto-based developer led by founder and CEO Howard Sokolowski. Phase 1 of UnionCity is made up of three condo towers of roughly 36, 40 and 44 storeys that share a podium and a parking structure, designed by IBI Group (now part of Arcadis). Construction began in 2024. By late summer 2026, the 36-storey tower had topped off and the two taller towers were well past their halfway points, with cladding climbing the lower floors. Occupancy timing can shift on a project this size, so buyers should confirm current dates directly with the builder or through their agent before committing.
Building Amenities
Metropia has announced a long list of shared spaces for residents. Highlights include:
Union House, a free-standing clubhouse of more than 5,000 sq ft with lounge seating, co-working space, a self-serve coffee bar and pool tables
A fitness centre plus an indoor swimming pool with an outdoor sun deck and terrace
Party room, quiet lounge, gaming room and a virtual experiences room
A kids' room and, on the podium roof, a children's garden
A rooftop terrace of more than 50,000 sq ft with a meadow, tabletop fire pits, a games court with basketball nets, an outdoor gym and a dog area
A landscaped pedestrian plaza of about 35,000 sq ft linking the towers
Concierge service and a hotel-style lobby
Transit and Getting Around
Transit is the headline here. Unionville GO Station on the Stouffville line is steps away, and the station was upgraded in 2022 with new pedestrian tunnels, elevators and a new westbound platform. A pedestrian bridge connecting UnionCity to the station has also been proposed. Viva bus rapid transit stops along Enterprise Boulevard connect to the Highway 7 corridor, and drivers can reach Highway 407 at both Warden Avenue and Kennedy Road, with Highway 404 a short drive west.
Shopping, Dining and Recreation
Downtown Markham, just across the rail corridor, offers street-front shops, restaurants and a Cineplex with VIP auditoriums, and the plazas along Highway 7 and Warden add more grocery and dining choice. For recreation, the Markham Pan Am Centre, with its 50-metre pool and multiple gymnasiums, and the Markham YMCA are both close by. The wider Markham Centre area also includes about 72 acres of natural and landscaped green space along the Rouge River.

Typical Suite Types
Phase 1 offers a broad mix, from compact layouts through one-, two- and three-bedroom suites. Metropia has said about 20 per cent of Tower 1 suites are three-bedroom plans. Suites feature nine-foot ceilings and a balcony or terrace, and depending on the layout, bathrooms come with either a soaker tub or a frameless glass shower. Parking spaces and storage lockers were offered separately to purchasers, so check what any specific unit includes.
For First-Time Buyers and Downsizers
For a first-time buyer, UnionCity pairs smaller, more efficient layouts with GO train access to downtown Toronto, which can make it possible to own without a car-dependent commute. Shared spaces like Union House's co-working area and the fitness centre also add value to a smaller suite.
For someone moving from a larger house, the three-bedroom plans give room for a home office, guests or furniture you want to keep. Elevator access, concierge service, the option of a parking space and locker, and resort-style shared outdoor space can help replace a backyard without the upkeep.
