Building Spotlight: Nexus Condos in Downtown Markham
Set on Birchmount Road just steps from Enterprise Boulevard, Nexus is a pair of condo buildings by The Remington Group in the heart of Downtown Markham, a short walk from the Highway 7 and Warden Avenue corridor. With layouts ranging from compact studios to three-bedroom suites and shops at street level, it is a building we are often asked about by first-time buyers and by people moving from a larger house. Here is our overview.
Location
Nexus is made up of two buildings at 8110 and 8130 Birchmount Road, near the intersection of Enterprise Boulevard and Warden Avenue. It sits inside the master-planned Downtown Markham community south of Highway 7 between Warden Avenue and Kennedy Road. In listings you may also see the buildings referred to as Nexus North and Nexus South.
The address puts residents within walking distance of the cinema, restaurants and Marriott hotel clustered around Enterprise Boulevard and Birchmount Road, and close to the protected green space that follows the Rouge River through the community.
Developer and Building Background
Downtown Markham was planned by the City of Markham in cooperation with The Remington Group, which developed most of the community, including Nexus. Remington describes Nexus as the first project in Downtown Markham to combine homes with street-level retail, so a number of shops and services along Birchmount Road are right at the front door.
The buildings were completed in the early 2010s, share an underground parking garage, and are managed by Remington Facilities Management. Because Nexus is an established resale community, buyers can tour actual suites and review the condo corporation's status certificate before making a decision.
Building Amenities
Amenities can be shared or differ between the two buildings, so always confirm what applies to a specific suite. Building and listing records commonly mention:
Fitness room
Concierge and building security system
Party and entertainment rooms
Games room
Guest suites for visiting family and friends
Rooftop terrace
Sauna and whirlpool
Bicycle storage
Underground parking plus visitor parking
Transit and Getting Around
Viva rapid transit on Enterprise Boulevard, with the Warden/Enterprise and Andre De Grasse stations close by, plus the Warden station on Highway 7
Unionville GO Station on the Stouffville line for commuting to downtown Toronto
Local YRT bus service, with a stop a few minutes' walk from the buildings
Highway 407 interchanges at Warden Avenue and Kennedy Road, with Highway 404 a short drive west
Shopping, Dining and Recreation
Everyday errands are easy here. Street-level retail is built right into the community, and grocery shopping, banks, cafés and casual restaurants are close by along Enterprise Boulevard and Highway 7. Larger plazas along the Highway 7 and Warden corridor add even more dining and service options.
For leisure, Downtown Markham has a Cineplex with VIP auditoriums, the Markham Pan Am Centre with its pools and fitness facilities, and York University's Markham Campus right beside it. The community also includes roughly 72 acres of parkland and natural green space, including the reserve along the Rouge River, which is ideal for walking and cycling.

Typical Suite Types
Nexus offers one of the broader suite mixes in Downtown Markham. Layouts include studios, one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den suites, along with a small number of three-bedroom units. Published suite sizes run from a little over 400 square feet to roughly 1,450 square feet. Many suites have been offered with one parking space, but parking and locker arrangements vary by unit, so confirm them for any suite you are considering.
For First-Time Buyers and Downsizers
First-time buyers: Studios and one-bedroom-plus-den suites offer a way into an established Downtown Markham address, and a den makes a practical home office. Viva and GO access can reduce the need for a second car, the on-site fitness room can stand in for a gym membership, and buying resale means you can see the exact suite and the building's finances before you commit.
Downsizers: If you are moving from a larger house, the two-bedroom-plus-den and three-bedroom layouts, some of which approach 1,450 square feet, leave more room for the furniture you want to keep. Elevator access, underground parking, concierge service and guest suites for visitors simplify day-to-day living, while shops at street level and nearby trails make it easy to run errands and stay active without driving.
