Building Spotlight: Circa Condos by Tridel at Warden & Highway 7 in Markham
Some Markham condos are brand new towers still settling in. Circa is the opposite: an established, Tridel-built community at Warden Avenue and Highway 7 that has had years to mature. Made up of two 16-storey buildings, Circa I at 33 Cox Boulevard and Circa II at 23 Cox Boulevard, it sits right at the gateway to Markham Centre. Here's a closer look at the location, amenities, suite mix and what the community offers buyers today.
Location
Circa is tucked along Cox Boulevard, just off the Warden Avenue and Highway 7 intersection, in the Unionville part of Markham. It's a short walk to the Markham Civic Centre and the Markham Theatre for the Performing Arts, and a few minutes from the shops and restaurants of Downtown Markham south of Highway 7. Historic Main Street Unionville is also close by, offering a very different, small-town atmosphere from the newer high-rise blocks nearby.
Green space is a real plus here. George Coathup Park, Thomas McQuay Park (which has a splash pad) and Millennium Park are all within a few minutes on foot.
Developer and Building Background
Circa was built by Tridel, one of the GTA's best-known condominium developers. Circa I at 33 Cox Boulevard came first, completed in the mid-2000s, and Circa II at 23 Cox Boulevard followed around 2010. Both are 16-storey high-rises, and together they hold several hundred suites. As a resale community with a track record, Circa lets buyers see exactly what they're getting, from the finished common areas to the way the buildings have been maintained over time.
Building Amenities
Amenities vary a little between the two buildings, but residents across the community can expect features such as:
Indoor swimming pool and whirlpool
Fitness centre
Change rooms with saunas
Party room, meeting room and card room
Billiards and games room
Concierge and 24-hour security
Guest suites for visiting friends and family
Underground parking, visitor parking and a car wash
As always, amenity details can change over time, so it's worth confirming the current list with property management or in the status certificate before you buy.
Transit and Getting Around
Highway 7 is home to the Viva Purple rapidway, which runs in dedicated bus lanes between Richmond Hill Centre and Cornell. There are stops nearby at Warden and at Town Centre, giving residents a direct rapid transit link across York Region. Unionville GO Station is also close, a handy option for commuting into downtown Toronto. If you drive, Highways 404 and 407 are just minutes away, so getting to offices in Markham, Richmond Hill or North York is easy.
Shopping, Dining and Recreation
Everyday errands are easy from Circa. Liberty Square, First Markham Place and the Apple Creek and Corby plazas are close by for groceries, services and casual meals, and there are several cafés and tea shops within a short walk. Downtown Markham adds even more restaurants, and Cineplex Cinemas Markham and VIP is a short drive away. For culture, the Markham Theatre is practically next door and the Remington Contemporary Art Museum is only a few minutes by car.
Schools and Education Nearby
Schools in the general area include:
Coledale Public School – 60 Coledale Road, Markham
St. Justin Martyr Catholic Elementary School – 140 Hollingham Road, Markham
Unionville High School – 201 Town Centre Boulevard, Markham
School boundaries can change, so please confirm current attendance areas directly with the York Region District School Board (YRDSB) or the York Catholic District School Board (YCDSB).
Typical Suite Types
Circa offers one of the broadest suite mixes around Highway 7 and Warden. Floor plans run from compact one-bedroom suites through one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den layouts, with a smaller number of three-bedroom suites and penthouse-level units. Some suites have balconies. Two-bedroom-plus-den plans are especially common in Circa II, which makes the community a good fit for buyers who want more space than a typical new-build one-bedroom.
For First-Time Buyers and Downsizers
First-time buyers get a choice of smaller one-bedroom and one-bedroom-plus-den suites in an established Tridel building, along with amenities like a pool and gym that help a first home feel complete. Being close to the Viva rapidway, GO service and two major highways also helps keep commuting simple and flexible.
For downsizers moving from a larger house, the larger two-bedroom-plus-den and three-bedroom layouts can make it easier to bring furniture along and keep a guest room or home office. Underground parking, elevator access, concierge service and guest suites for visitors all add convenience, and the nearby parks, theatre and Main Street Unionville offer plenty to do without needing a big yard to look after.
